As regular exhibitors at the Homebuilding and Renovation Show our experience tells us that many undertaking a self build project however large or small, do not consider the bridge between the building of the shell and the fitting of the wardrobes.
When you have Planning Approval plans - you do not have a designed building.
When you have Building Regs. drawings - you do not have a designed building.
When you have Construction drawings - you have a designed structure but
you do not have a fully designed building.
Often, although the plans are approved for the build, the interior layouts don't fully address the client's lifestyle needs. Detailed layouts have not been discussed or designed, in which case services cannot be installed in the optimum positions and you either have to make rushed decisions or compromises.
We work with you and your plans to establish exactly what you need from your space, how you need it to function and what particular design aesthetic it will have. Much talk about flow, storage, how spaces are to link and, particularly with open plan spaces, "how will we make this work?" will take place.

Often many details of the construction plans are not fully understood by the client, (and why would they be?), these can impact on the final vision. We will identify these and help find solutions.
How Will Your Building Contractor Provide a Quotation?
Your plans communicate the design, if you ask a building contractor to provide a quote they will only be able to give you costs based on the information they have.
If you don't have detailed layouts and specifics you will get many nominal figures based on a supposed design. This leaves you without accurate costs which are open to radical change, and contractors not able to quote like for like.
Will Your Specification Get You the Finishes You Desire?
A car, is a car, is a car, right?
To most, the answer is a resounding no!
We all have our favourites, our desirables and sadly our budget constraints.
Our job is to establish the best level of finish for your project within your budget and we are experienced in giving detailed specification; where to add a beading, what size grout lines, exactly which light bulb, whether to mist coat or to size the walls. You know the phrase, "the line of least resistance", without a detailed specification you have no recourse for an inferior finish.
